Commercial lending
Your credit file needs financials that came from the books, not a spreadsheet someone tidied up. FinShare pulls them from QuickBooks Online after the borrower approves, and the bank never holds a QuickBooks login.
How it goes today
Cash basis when you asked for accrual, a balance sheet from a different date than the P&L, columns deleted to fit a page. Each round of corrections costs a week.
Being added as a QuickBooks user puts the bank in the borrower's payroll, owner draws and every vendor. Your compliance team doesn't want that access, and the borrower doesn't want to give it.
Access granted for one deal tends to outlive it. Months later, a former loan officer can still sign in to a customer's books.
| Exports by email | A QuickBooks login | A FinShare request | |
|---|---|---|---|
| What you can see | Whatever they decide to send | Their whole accounting system: payroll, owner draws, every customer and vendor | Only the reports on the list they approved |
| What you can change | Nothing, though anyone can edit the file before it reaches you | Whatever the user role allows, often more than reports | Nothing. FinShare only reads reports |
| Can you trust the file? | Basis, dates and columns vary; cells can be typed over | Yes, if you export it yourself, correctly, every time | Checked against QuickBooks' totals before you see it |
| When it ends | Never starts, so it never ends | When someone remembers to remove you | On the date the owner approved, automatically |
| What you're holding | Spreadsheets of uncertain origin | Credentials to someone else's books | Files, with a record of who approved them |

With FinShare
They see each report, period and basis you asked for, and who is asking, before anything is read.
Excel, CSV or JSON, each checked against QuickBooks' own totals. The bank never signs in to QuickBooks.
Ask for 30 days or a year. The borrower can shorten it, and when it ends FinShare revokes its own QuickBooks connection.
When the next quarter closes, roll the request forward. The borrower approves each update, or agrees up front to standing access until the end date.
